Terms and Conditions

These terms apply to all direct bookings with OFS Investments KK (operator of Miyuki Mountain Lodge). Bookings made via Airbnb are subject to Airbnb's platform terms in addition to the property-specific conditions below.

1. Reservation & Deposit A reservation is confirmed upon receipt of a non-refundable deposit of 30% of the total booking value. The lodge will not be held without a paid deposit.

2. Full Payment The remaining balance is due no later than 60 days prior to the arrival date. For bookings made within 60 days of arrival, full payment is required at the time of booking.

3. Cancellation Policy

  • Cancellation more than 60 days prior to arrival: deposit forfeited; balance refunded in full.

  • Cancellation 30–60 days prior to arrival: 50% of the total booking value is forfeited.

  • Cancellation less than 30 days prior to arrival: 100% of the total booking value is forfeited.

  • We strongly recommend taking out comprehensive travel insurance, including cancellation cover.

4. Guest Numbers The lodge accommodates a maximum of 20 guests. The number of guests staying at the property must not exceed the agreed number at the time of booking without prior written approval. Additional guests may be subject to an additional nightly charge. Please ask us about this if you would like us to consider more than 20 guests.

5. Check-In & Check-Out Check-in is from 3:00 PM on the arrival date. Check-out is by 10:00 AM on the departure date. Early check-in or late check-out may be available on request, subject to the schedule of surrounding bookings.

6. Security Bond A security bond of A$1,000 is required for all direct bookings. This will be held prior to arrival and released within 7 days of departure, subject to the property being returned in the agreed condition.

7. Property Care Guests are responsible for leaving the property in a clean and tidy condition. The lodge is a private residence — please treat it accordingly. Damage beyond fair wear and tear will be charged against the security bond and invoiced for any costs exceeding it. For appliances, machines and rubbish there are instructions available in English inside the property - please follow carefully or contact us if you have any questions.

8. Noise & Conduct The lodge is located in a residential mountain community. Guests are expected to be respectful of neighbours, particularly between 10:00 PM and 8:00 AM. Excessive noise or behaviour that disturbs neighbours may result in the booking being terminated without refund.

9. Smoking The lodge is strictly non-smoking indoors. Smoking is permitted in designated outdoor areas only.

10. Pets Pets are not permitted at the property without prior written approval.

11. Force Majeure OFS Investments KK is not liable for cancellations or disruptions caused by circumstances beyond our reasonable control, including but not limited to extreme weather events, natural disaster, government-imposed travel restrictions, or resort closures.

12. Governing Law These terms are governed by the laws of Japan. OFS Investments KK is a registered Kabushiki Kaisha (KK) operating under Japanese law.
